The City of Elkins is giving the public notice of the sale through public auction of a municipal property on Kerens Street in downtown Elkins. The City will sell the property, located at the rear of 124 3rd Street, at 11:30 a.m. on Wednesday, June 18, 2025.
The City will hold the auction on the steps of Elkins City Hall, 401 Davis Avenue, Elkins, West Virginia. The official legal notice about this sale, which includes the exact coordinates of the property’s boundaries, can be viewed here.
The sale of the property will be sold “as-is,” meaning that the buyer of the property will assume all liabilities its condition and any hazards.
The property’s appraisal is posted here.
Property Details:
The property is bounded by Kerens Avenue, Mary’s Alley (a view of the property from this boundary is shown above), and the former Montgomery Ward building. Exact boundaries are defined in recorded deeds (Deed Book 367, Page 74; Deed Book 138, Page 240).
The sale includes all existing easements (e.g., utility access) and legal restrictions. Water and sewer line easements will remain reserved by the City of Elkins.
Additional details are as follows:
- Existing Agreements: The sale includes all current legal rights, easements (like shared driveways or utility access), and any recorded restrictions.
- Property Condition: The sale is based on the property’s condition at the time of inspection—in other words, what you see is what you’ll get.
- Final updates: Any last-minute changes or announcements will be shared at the auction on June 18.
The City of Elkins will award the auction of this property to the highest bidder. At the end of the auction, the City requires the winning bidder to pay by cash or certified check in the amount equal to 10% of the bid price on the day of sale. The balance must be paid in full within 30 days of the exact date of sale.
Finally, the City of Elkins reserves the right to reject any and all bids. The sale could be adjourned from time to time without further notice, other than any announced updates at the time of sale. Members of the public seeking additional information concerning the auction of this property should contact Sutton Stokes, City Clerk, at (304) 636-1414, ext. 1211.
